Walkthrough
Luke comes to the house, looks at the actual space, listens to what you want, and tells you what he would do and what he would not. Bring photos of things you like. Estimates are usually scheduled within a few days.

Written scope and price
Line by line: what is included, what is not, what you are supplying, what is allowance versus fixed. No lump sums.

Schedule with lead times
Cabinets, windows, counters and special-order items are ordered first, and demo does not start until they have delivery dates. You get a calendar, not a guess.

Permits and inspections
LTA pulls the permit and schedules the inspections. Structural, electrical, plumbing and mechanical work is inspected. It protects you.

The build
Dust protection up, tools in one place, broom-clean every evening. Luke is on site and does the carpentry. Licensed trades handle electrical, plumbing and HVAC. Changes are priced in writing before they happen.

Walkthrough and warranty
A punch-list walkthrough with you, every item fixed, then a one-year workmanship warranty. If something is his to fix later, he comes back.

Questions people ask

Do you charge for the estimate?

No. The walkthrough and written estimate are free within the service area.

How are payments structured?

A deposit for materials, progress payments at milestones you can see, and the balance at completion. Never half up front for labor.

Can we live in the house during the work?

Almost always, and the schedule is built so water and power are down for hours, not days.

What if we want to change something mid-project?

Normal. You get the time and cost impact in writing, then decide.
